Appreciation is the change in median closed-sale price divided by positive living square feet for January 1–August 7 of the comparison years. It is not an appraisal or repeat-sales index.

DOM uses the available contract date minus the original or listing-market date, bounded to valid nonnegative intervals. Annual averages and medians follow the sold-date year.
Every club can have a lifestyle profile, but market statistics appear only after residential boundaries, parcel counts and MLS cohort matching are validated. Pending clubs never inherit proxy figures.
Golf architecture, programming and heritage facts use public club, architect, municipal or golf-governing sources. Undated renovation claims and unlisted programs remain explicitly pending rather than inferred.

Initiation fees, dues, capital assessments, waitlists, transfer rules and refundability can change quickly. We respect clubs that do not publish them and recommend direct, advisor-led verification.
